A summary, with its limits stated

A language model writes the pros, the cautions and a short "check this before you proceed" list strictly from the figures on the card. It adds no sources of its own, and the card says so.

Why we built it

The five questions that decide whether an apartment is worth hosting

  • Is the street already full? 467 listings within 400 m and 93% entire homes is a different business from 40 listings and half of them rooms. Saturation sets your occupancy and the floor under your nightly rate.
  • Will guests complain about noise? Fifty-eight night venues per square kilometre is a five-star location for one guest and a one-star review for another. We write it into the listing instead of discovering it in the reviews.
  • How far is the metro, really? Straight-line distance plus the lines that actually run. The first filter guests use, and the first line of the listing.
  • Is the asking price sane? Asking €/m² against the objective zone value and against the area's fifteen-year curve, with the asking rent that sets the long-let alternative.
  • Is there anything that blocks you? Archaeological polygon, flood sheet, forest or out-of-plan status. Each one adds an authority, and authorities add months.

None of this replaces a lawyer, an engineer or the contract. It replaces the two days you would spend opening eleven public map services yourself.

How we use it

Every revenue estimate starts with the address

Send us a street and number for your free estimate and we pull the card first. Saturation and the entire-home share go into the occupancy assumption; the noise proxy and distance to the metro go into the listing copy and the house rules; the objective value and the asking curve tell you whether a second apartment in the same street is worth buying at all.
