Fees and money
How much does Airbnb management cost in Athens?
Typical agencies charge 20–25% of gross revenue. Clearhost Athens has three plans on net rental revenue: Essential 10%, Revenue 15% with daily dynamic pricing, and Gold 18% with photography, multilingual copy, your own direct-booking page and marketing. See the plan table and worked example.
Is the first assessment free?
Yes. We study your apartment for short-term rental at no cost: expected nightly rate, occupancy, yearly revenue, your net payout on each plan and what it needs to go live, in writing within two working days. No obligation. Ask for yours.
When do I get paid?
Airbnb and Booking.com pay out to your own account after each stay. We invoice our commission monthly against the dashboard statement, so you always hold the money first.
How is short-term rental income taxed in Greece?
For individuals it is taxed as rental income on a progressive scale: 15% up to €12,000, 35% from €12,001 to €35,000, 45% above €35,000 a year, declared with the property's AMA number. Owners with three or more properties are treated as a business. Confirm current rules with your accountant.
Who pays for cleaning?
The guest, through the cleaning fee on the listing (€35–60 depending on size). It is passed to the cleaning team in full; we take no commission on it.
Legal and registration
Do I need to register before renting short-term?
Yes. Every property needs an AMA number from the AADE Short-Term Rental Registry, shown on every listing. Platforms now verify the number and delist properties without one. We check this during onboarding.
Are there restrictions in central Athens?
Athens has introduced limits on new short-term rental registrations in its central districts; existing registrations continue. Read our 2026 rules summary and verify the current status for your address before buying or converting a property.
Are guests insured?
Airbnb's AirCover and Booking.com's partner liability cover apply. We also recommend a Greek home policy that explicitly covers short-term letting (about €150–250 a year).
Operations
Who answers guests at night?
An assistant drafts a reply from your apartment's facts; a team member approves it before it is sent. Emergencies ring the on-call phone.
How do guests get in?
A smart lock with a per-stay code sent on the morning of arrival. The code works from your check-in time to your check-out time and is revoked automatically; the lock also logs entries, which helps with disputes. Without a smart lock, a coded key box works the same way with a code we change between stays.
How do guests find the Wi-Fi, the rules and what's nearby?
A QR sticker by the door opens the apartment's guest guide: Wi-Fi that joins on scan, check-out time, house rules, the nearest supermarket, pharmacy and metro with walking minutes, Greek emergency numbers (112, 166, 100, 199, 1571) and a WhatsApp button. It is in English and Greek and you edit it once in the dashboard.
Can I still use the apartment?
Yes, block dates in the dashboard with 14 days' notice.
What happens if I want to stop?
30 days' notice. Existing bookings are honoured; the listing, reviews and calendar remain yours.
